1. Roof area and pitch. Coating is priced substantially on area, and steep pitches slow every stage of the work while adding safety gear. A large high-set Queenslander costs more per square metre than a low single-storey roof.

2. Condition and repairs. Every cracked tile, rusted-through sheet and metre of failed capping mortar gets fixed before coating. A well-kept 20-year-old roof and a neglected 40-year-old roof of the same size can be thousands apart on prep alone.

3. Access. Two-storey homes, tight blocks, and roofs needing scaffold or edge rails cost more to work on safely. Inner-city character homes on small lots often carry this loading.

4. Materials and finish. Standard membrane, premium heat-reflective systems and marine-grade coatings for bayside homes sit at different price points. Colour changes cost nothing extra; the system you choose does.

5. How much of the job is capping. Rebedding and repointing is skilled, slow work priced by the metre. Strongly hipped roofs, common in suburbs like Carindale and Sunnybank, carry more capping than simple gables.

Restoration vs replacement: the honest comparison

A full re-roof on a typical Brisbane home usually runs well into five figures, commonly two to three times the cost of restoring the same roof. If the structure, battens and most of the surface are sound, restoration wins on value nearly every time and buys 10 to 15 years before a recoat.

But not every roof should be restored. If sheets are rusted through across large areas, more than about a third of the tiles are gone, or the timber underneath has suffered, restoration money is better put toward replacement. Why do quotes for the same roof vary so much?
